Leasing
● Advertising properties via the internet on Zillow, Trulia, HotPads, RentPad, and host of other well known property websites, the local MLS system as needed, ARK Property Management & Sales website, and through yard signs. Any paid advertising will be incurred by the individual Property Owner.
● Carefully screened tenants through researching and verifying current and prior landlords, employers, credit and background checks. Application costs are to be incurred by the prospective applicant(s).
● Full Time staff to answer prospective tenant questions and personally show the property.
Maintenance
● We keep Landlords best interests in mind by monitoring and assessing all maintenance requests.
● Monitor property repairs and maintenance. We use only licensed and insured repair companies/contractors to work on your properties. This will ensure fair pricing and quality workmanship.
● Competitive bidding on major repairs requiring Owner approval before authorizing.

Accounting
● Collection of monthly rent when due, plus late fees if applicable
● Monthly statements and disbursements prepared the 3 rd week of each month. These statements will include any repair work paid.
● All expenses reviewed and paid on time, as funds available. Prior notification/approval requested will be provided on all major expenses and repairs above $350.
● Notification on any changes in local laws affecting investment properties.
● Notify each municipality/borough of all new tenants in compliances with municipality/borough regulations.
● Online owner portal available around the clock.
● Late fees charged to tenants that pay after the 5 th of the month are 10% of the monthly rent collected by the management company and shared between the Owner and management company.
Management Fees
Professional service fees to ARK Property Management are structured to fit your particular needs.
Option 1: Tenant placement only: one months rent
Option 2: Full Property Management Service: management fee of 8% based on monthly rent plus additional fees consisting of $100 per property administrative onboarding fee, placement fee of 1 months rent for vacant units, $30 fee per step in the eviction process, $45 inspection fee (city codes, section 8, maintenance inspections, requested housekeeping inspection).
Option 4: Full Property Management Service: management fee of 15% based on monthly rent with no additional fees at any time.

● Keys to all units – separated and labeled by unit #
● $100 Administration Fee per unit (depending on service option you choose)
● ARK Management must be authorized on gas, electric, and water utility bills '
● Copy of Occupancy/Rental License

If Property is Occupied – Additional Requirements:
● Leases for all occupied units
● If Section 8 tenants – copies of Section 8 lease & Section 8 payments need to be directed to us
